At Prologis, we’re always looking for ways to go further for our customers. Our new Enhanced Fit-Out programme is the latest example — helping businesses get up and running faster, reduce fit-out costs, and benefit from flexible, future-ready systems tailored to a wide range of operational needs.

Saving Time, Reducing Costs, and Maximising Flexibility

In the UK, we’ve experienced a shift in what customers need from Industrial Logistics spaces. One of their biggest challenges when moving into a new Distribution Centre is the time and associated cost of designing and installing essential high level systems. With Enhanced Fit-Out, Prologis is proactively investing in these critical elements, offering market leading “ready-to-operate” warehouses, saving customers up to nine months of design and installation time. 

This means our customers can focus on what truly matters — getting their operations up and running as quickly as possible.

Depending on the size of the unit, an Enhanced Fit-Out can include the installation of state-of-the-art LED lighting, fire alarm systems, frost protection measures and advanced sprinkler systems. It’s a first for the UK market, leaning in on the experience of similar initiatives Prologis undertake in Europe.

What’s Included in an Enhanced Fit-Out?

Smart LED Lighting System

We have partnered with Signify Philips to install a smart LED lighting system that provides optimal lighting for both open warehouse spaces and future racking layouts. Key features include:

• Ultimate Flexibility: Lighting installations run perpendicular to racking, allowing for easy reconfiguration whether using wide aisle racking, very narrow aisle (VNA) racking, or open-plan block stacking.
• Lux Levels: 250 lux in racked areas and 200 lux in open areas.
• Automated Operation: Motion sensors detect movement at ground level and from material handling equipment (MHE).
• Emergency Lighting: Integrated self-test emergency functionality ensures safety compliance.

Advanced Fire Alarm System

A robust L3 fire alarm system, designed in compliance with BS5839, is being installed across all warehouse areas. This comprehensive system ensures maximum protection and adaptability for future customer-specific fire safety needs. 

Features include:

• Beam detection for high-level warehouse spaces.
• Manual call points at all final exit doors.
• Sounders with flashing beacons for enhanced safety.

High-Specification Sprinkler System

Where needed, we are installing an advanced Early Suppression Fast Response sprinkler system. As with the LED lighting, the sprinkler system has been designed to accommodate the widest range of racking solutions future customers may require. Key features:

• Flexible Adaptability: In-rack sprinkler protection can be added based on customer specific requirements.
• Designed for Category 4 goods storage at heights as low as 2,300mm. Category 4 refers to goods which require a higher level of fire protection due to their flammability. 
• Water Supply Efficiency: A dual-pump system provides a consistent and reliable solution.

Frost Protection System

A Frost Protection System, using air source heat pumps, is being installed to maintain warehouse temperatures at +5°C, even when external conditions reach -5°C. This system features:

• Sustainable design, reducing the building’s carbon footprint by eliminating the need for gas heating.
• Ducted warm air distribution with no impact on storage capacity.
• Energy-efficient operation via a Building Management System.
